A new roof is an investment that most homeowners put off until the last moment. However, an old roof can cause serious issues that can cost the homeowner thousands of dollars in repair costs. Planning ahead and replacing an old roof before negative consequences occur can save you money and frustration, but how do you know when it is time for a new roof? Here are a few red flags to look for.

Missing or damaged shingles
A certain way to determine if you may need a new roof is to examine the shingles. Don’t worry – you don’t necessarily need to climb on your roof to get a good look, you can see most abnormalities from the ground. Take a look to see if there are shingles missing or if the shingles appear to be partially gone. Bubbling, cracked, or curled shingles are also a good indication that a replacement is imminent.

Water damage inside
Another way to determine if it is time for you to invest in a new roof is looking for signs of water damage inside your home. A faulty roof will not protect against dripping water, and you may find small pools of water or discoloration in your attic or the ceiling of your home’s top floor.

Your roof’s age
Most roofs, no matter how well they are installed, are only built to last 15-20 years. With harsh Chicagoland weather conditions, it is wise to begin saving for a replacement roof when yours gets to be about 17 years old.

Abnormal coloring
Mold, leaks, or other imperfections can cause your roof to look multicolored. If you notice streaking or spotting, it could indicate that it is time to begin the search for a replacement roof.
